Contract Review
As soon as you find the property you like and before you place an offer or pay a deposit, ask the agent to provide you with a copy of the Contract for Sale. Send it to us and we will review it for you for free. We will advise you if the terms of the contract are acceptable and negotiate on your behalf.
If you decide to proceed with the purchase, we can also assist you with obtaining any necessary reports such as a strata report, building and pest inspection reports.
We suggest you also do your own research to find out if there are any new developments in your area that could affect your enjoyment of the property.
Finance Approval
Before exchange of contracts we urge you to discuss your intention to purchase a property with your mortgage broker. We can recommend professional mortgage brokers if you need help. When assessing your affordability, remember to take into consideration stamp duty payable on purchase price. Payment of stamp duty is due either at settlement or within three months from the date of exchange of contracts, whichever is the earliest.
Exchange of contracts
Once your offer is accepted, you and the vendor sign identical copies of the contract. You pay a deposit usually to the selling agent's trust account. At this point contracts are checked they are identical and dated. The agreement between you and the vendor becomes binding.
Different rules apply to exchange of contracts depending whether you buy the property at auction or by private treaty.

Post Exchange and Settlement
Settlement is the day that ownership of the property is legally transferred to you. Settlement usually takes place within six weeks from the date the contracts are exchanged. During that time we will liaise with you, your lender (if any) and the vendor's representative to ensure settlement is completed on time.
As majority of the property transactions are conducted now electronically, the property will be immediately transferred to your name on settlement. Land Registry Services NSW will notify the council and water authority of the change in ownership.
